Katiliya Park Villas is a boutique villa retreat set in the highlands of Chiang Rai, offering guests a private, nature-led escape in one of Northern Thailand’s most scenic regions. As a new addition to The Percentage Company portfolio, Katiliya Park Villas engaged us to build a complete commercial and technology foundation from the ground up, designed to convert the property’s natural appeal into a sustainable direct booking business.

The Challenges

Operating a villa retreat in a destination still building its international profile presents a distinct set of challenges. Katiliya Park Villas needed to establish a credible online presence, capture demand directly rather than surrendering margin to OTAs, and put in place the operational systems that allow a property to scale without scaling its workload. Their priorities included:

  • Establishing a high-converting direct booking channel from launch, rather than building OTA dependency that would later need unwinding.
  • Implementing a property management system capable of handling villa-specific inventory and rate logic.
